Porto Franco III building reached its full height

The largest real estate development of all time in the Baltics Porto Franco’s next stage of construction has reached its full height and during the rafter party yesterday, the rafter wreath was ceremoniously removed.

According to Rauno Teder, Chairman of the Board of Porto Franco, achieving the full height of the building is one of the important milestones in the entire development process. “The completion of the development is progressing at a good pace, and the tenants will be able to move into the offices of the building that held the rafter party yesterday already next year,” said Teder.

The major development by the sea has five above-ground floors, under which there are three underground parking houses throughout the complex. The construction of a parking lot by the sea is exceptional in Estonia: for the first time, it was built to a depth of 12 meters, i.e., 10 meters below sea level. According to Rauno Teder, Porto Franco wants to contribute to making the urban environment more people oriented. “By building a 1,200-space underground car park, we will be able to provide parking for cars that are otherwise parked on city streets and thereby significantly reduce noise, air pollution, dust levels, and traffic congestion in the area. This makes the region significantly more attractive as a public space and urban environment, “said Teder

The total area of the Porto Franco III building is 10,856 m2. Office premises will be located on the 2nd to 5th floor where the total rental space is approximately 6,654 m2. The first floor is destined for commerce, with a total rental area of approximately 786 m2.

Approximately 5,000 m3 of concrete was used in the above-ground part of the building III development. The total concrete volume of the Porto Franco development is about 100,000 m3. After the completion of the concrete works for building III, there is still about 4,500 m3 of concrete to be poured, i.e., 4.5 percent of the total volume.

Concrete casting work was performed by Kontek Int AS and NOBE. “With the completion of this stage, we have also reached an important milestone for ourselves, because during the company’s 30-year history, we have never previously poured such a volume of concrete structures for one object,” said Mart Urbas, Member of the Management Board of Kontek Int. “In terms of the volume of concrete work, there is nothing to compare Porto Franco to in Estonia and we are glad that our company had the opportunity to be a partner in this project.”

The rafter party took place in the open air and was attended only by people who work together on a daily basis and this time, guests were not invited for security reasons. The participants of the rafter party wore masks, disinfected their hands and otherwise followed the rules of precaution. Attending the event sick was strictly forbidden.

Porto Franco is a unique real estate development built in an environmentally friendly way opening the center of Tallinn to the sea. Approximately 200 million euros will be invested in the development of Porto Franco and the new multifunctional city quarter will have an area of more than 150,000 m2. The complex consists of three underground floors with 1,200 parking spaces and retail rental spaces, and five above-ground floors for a shopping center, office center and hotel. 150,000 m2 of Porto Franco’s space will be for cafes and restaurants, shops and a hypermarket, a hotel and numerous offices.

The unique concept of the development has been created by the architectural firm Chapman Taylor London. The architects of Porto Franco are Ott Kadarik and Mihkel Tüür from the architecture office Kadarik, Tüür Architects.
